TITLE INSURANCE COMPANIES

Either you or the Seller will furnish a title insurance policy insuring you against defects in title, with exceptions.  If you finance your purchase, you must furnish to the lender, a mortgagee (lender) title insurance policy.  You may purchase this policy from any title company that you choose.  However, if you use the same title company that writes your policy it will cost a fraction of the cost than if you use a different title company.  Title company insurance rates and closing costs vary and each company is required to file their rates with the Colorado Division of Insurance. Please advise us once you have made your selection of the title company you wish to use.
