A.  Schedule of Events: A meeting of project team and owner should be set at the earliest possible time to detail activities to be accomplished, assign responsibilities and determine timing characteristics of each.

B.  Brochures: A full color brochure will include a map, brief description of the property, and leasing or sale price and terms. An attractive photo of the property and list of amenities of the area may also be included. All printing is done in house, on demand, allowing for fast updates and changes to the brochure & cost savings to the owner.

C.  Canvassing: A vital element of our marketing philosophy is direct personal canvassing. This thrust of our marketing campaign will be devoted to this method of individual contact. This is accomplished with tenants and buyers currently in our company database as well as targeted brochure mailings and telephone follow-up.

D.  Advertising:  Classified or display ads can be run in the local newspapers, however, this method of marketing is not very effective. Costs for display advertising are negotiated separately.

E.   Signage:  A sign noting availability of the property and our telephone number will offer great exposure for local interest.

F.   Direct Mail: Sheldon-Gold Realty has developed a “Hand Picked” direct mail program using a software program called Business USA. We hand choose potential Tenants or Buyers in other locations within the influence area of your property. A brochure will be mailed, 1st class, and addressed directly to the decision maker of each company. This type of marketing direct to the Tenants and Buyers is costly but has proven to be our most effective tool in getting Tenants or Buyers to our listings.

G.  Broker Cooperation:  Solicitation of other consultants is an important facet when leasing or selling in today’s market. Our brochure, with a building picture and information about your property will be distributed to the entire brokerage community so they will consider your property when analyzing their clients needs. This is accomplished through a brochure redistribution program sponsored by DMCAR and through our own in house consultant list.

H.     Property & Information Databases. Sheldon-Gold Realty Inc. lists all their properties in the following areas:

I.    E-mail. Sheldon-Gold Realty Inc. promotes all our listings monthly by Broadcast E-mail and bi-monthly by Broadcast fax to approximately 900 commercial brokers.

J.  Sheldon-Gold Realty Inc. Website. Sheldon-Gold Realty Inc. maintains a web site at www.sg-realty.com and all of our listings are linked to this web site.

K.    Consultant Open Houses. Open house or broker party events work effectively to draw brokers to a newly developed or remodeled project.  Door prizes, food and drink are a must.

L. Residential Consultant Mailings. Through a brochure distribution system, Sheldon-Gold Realty Inc. can deliver, by submarket, brochures on your property to residential consultants.  This typically is used only for properties for sale.

M.  Chamber of Commerce. A full color brochure can be delivered and inserted in newsletters of area Chamber of Commerces that Seller/Landlord are a member of.

N.  Internet Contests. Using embedded photos and an attached property brochure, commercial brokers are given a chance to win money by answering questions about the property correctly.  Winners then must visit the property to pick up their winnings.

O.   Personalized Service:  We represent the owner and our loyalty is to you.  Progress updates, changes in market conditions, and strategy and negotiation reports will be presented to you monthly, or more frequently, if requested.

P.   Solicitation and Record Keeping: We are specialists in the greater Denver metropolitan area, and maintain current knowledge of tenant activity, rental rates, space needs, lease expiration dates and completion dates of new and competing projects. Canvassing activities are concentrated on the entire Denver office market, which will be the main source for procuring tenants or buyers for your space.
